RoR: the official revenue record of who holds a piece of land and on what terms. Each state has its own form and name for it.
How it works and what to check
The record of rights lists the holders, their shares, area, land type and any tenancy or charges. It is updated by mutation after sales, inheritance or court orders. Most states now publish it online under the national land records modernisation programme.
It is a revenue record, presumed correct until shown otherwise, but it does not by itself create title. Compare it with the chain of registered deeds.
Common questions
Is a record of rights the same as a title deed?
No. The record of rights is the revenue record; the title deed is the registered document of transfer.
