What is Preferential location charges?

Also called: PLC, Preferred location charge

PLC: an extra charge a builder adds for a unit with a preferred position, such as park-facing, corner, sea-facing or near the clubhouse.

How it works and what to check

PLC is usually charged per square foot on top of the base price, sometimes as a lump sum. It is negotiable, and several PLCs can stack on the same unit.

Ask for every PLC in the cost sheet, and check the feature is actually promised: a 'park-facing' flat should face a park shown in the sanctioned layout.

Common questions

Is PLC refundable if the view is blocked?

Only if the agreement says so or a regulator orders it. Check the layout and what is promised.

Is GST charged on PLC?

For an under-construction flat, PLC forms part of the price on which GST applies.
