Penthouses carry a premium for views, privacy and terrace space. Check whether the terrace is exclusive under the agreement and approved plan, and whether it is counted in the price.

Is the terrace of a penthouse included in carpet area?
Under RERA an exclusive open terrace is not part of carpet area; it is shown separately.
Can a penthouse terrace be covered?
Only if the sanctioned plan allows. Covering it without approval is a violation.
