How it works and what to check
If a buyer reports a structural defect or a defect in workmanship, quality or services within five years of handing over possession, the builder must fix it without charge within 30 days. If it does not, the buyer can claim compensation.
Record defects with dated photographs and written complaints to the builder, and keep the possession letter, which fixes the start date.
