How we work out our figures
Where every rate, count and register entry on the site comes from, and what each one does and does not measure.
Asking rates. A city or locality rate per square foot is the average of price divided by area across the approved, live sale listings that state an area. A typical sale price is the median asking price of live sale listings, and a typical rent is the median monthly asking rent. Sample and demo listings are left out of every rate. The figures are worked out from the listings live when the page loads, so they move as listings are added and removed.
What a rate is not. These are asking prices set by sellers, not registered sale prices, and not the circle rate (ready reckoner or DLC rate) that a state sets for stamp duty. The area is the one the lister quoted, which may be carpet, built-up or super built-up area, so compare a rate per square foot with care.
Listing counts. Counts on city, locality and search pages are the approved listings a visitor can open today.
Which pages appear in search. A city, locality, pincode or filtered page is offered to search engines only once it holds enough real listings or register entries to be useful; until then it stays reachable but is marked noindex.
Pincodes. Pincode, post office and district names come from the All India Pincode Directory published by India Post on data.gov.in (Open Government Data Platform India), refreshed each quarter. A pincode missing from a later release is retired, not deleted.
Stamp duty. Each state's stamp duty and registration charges are taken from that state's registration department, which is named on the page with the date we last checked it.
RERA registrations. Project and promoter entries are copied from each state RERA authority's public register. Each entry links to the authority's portal so you can confirm the current position there.
Mistakes. If a figure looks wrong, write to help@buysellproperty.in with the page link and we will check it against the source.
