Also called: Possession certificate, Handover letter, Offer of possession
The builder's letter handing over a flat, recording the date of possession. It usually follows the occupancy certificate and the final payment.
How it works and what to check
A builder first sends an offer of possession asking for final dues, then issues the possession letter at handover. The letter is needed for the home loan (to end pre-EMI), for utility connections and for the start of the defect liability period.
Do not sign a blanket statement that you accept the flat 'in good condition'. Attach a snag list instead.
Common questions
Is a possession letter proof of ownership?
No. Ownership passes by the registered sale or conveyance deed.
What should I check before signing?
The occupancy certificate number, a signed snag list, the maintenance start date, and that there is no waiver of defect claims.
