What is NOC?

Also called: No objection certificate, Society NOC, Bank NOC, Fire NOC

No-objection certificate: a letter from a body with an interest in a property (a society, bank, authority or department) saying it does not object to a sale, transfer or construction.

How it works and what to check

In resale, the society NOC confirms the seller's dues are clear and the society has no objection to the transfer. If the seller has a home loan, the bank's NOC or a letter of outstanding dues lets the loan be closed at registration. Leasehold property from an authority may need its permission to transfer.

For buildings, NOCs from fire, pollution or airport authorities may be needed before plan sanction or occupancy.

Common questions

Is a society NOC compulsory for resale?

Requirements differ by state and society. Even where it is not legally needed, buyers and banks usually ask for one to confirm dues are clear.

What NOC do I need if the seller has a loan?

A letter from the seller's lender stating the amount needed to close the loan, and its NOC and the original documents after it is paid.
