What is Plotted development?

Also called: Plotted project, Gated plots, Layout plots

A project in which a developer sells serviced plots in an approved layout, with roads and utilities, for buyers to build their own homes on.

How it works and what to check

Plotted developments above the RERA threshold must be registered. The layout approval, land conversion and title of the developer to the whole parcel are the key checks.

Check what the developer builds before handover (roads, drainage, water, power), when the layout's common areas pass to the local body or association, and any rules on what you may build.

Can I get a loan to buy a plot?

Many lenders offer plot loans, often tied to building within a set time, on approved layouts.
