Approval of a plotted layout, the division of land into plots with roads, parks and civic spaces, by the planning authority. A plot in an unapproved layout is hard to build on, finance or resell.
How it works and what to check
The approving body depends on where the land is: a development authority in a metropolitan region, the town and country planning department (DTCP) elsewhere, or the local body. The approved layout plan shows each plot's number and size and the land handed over for roads and open spaces.
Some states have run layout regularisation schemes for older unapproved layouts on payment of fees. Regularisation is not automatic, and its terms change, so check the current position for the specific plot.
Ask for the approval letter and plan, find your plot number on it, and confirm the land use is residential.

Can I get a home loan on a plot in an unapproved layout?
Most banks will not lend on one. Lenders usually want an approved layout and clear title.
Is RERA registration needed for a plotted layout?
Plotted projects above the RERA threshold must be registered. Check the project on the state RERA site.
