Changing the khata, the municipal property record in Karnataka, to the new owner's name after a purchase or inheritance. It is Karnataka's word for urban mutation.
How it works and what to check
After registration, the buyer applies to the municipal body with the registered deed, encumbrance certificate, tax receipts and identity documents, and pays the fee. Online applications are now common, and the e-khata is updated.
Without the transfer, tax bills, building permissions and later resale stay tied to the old owner's name.
Common questions
When should I apply for khata transfer?
Soon after the sale deed is registered.
Is khata transfer the same as registration?
No. Registration transfers ownership; khata transfer updates the municipal tax record.
