What is A khata?

Also called: A-khata, A katha

In Bengaluru and other Karnataka cities, the khata for a property built on approved, converted land with the required approvals and taxes paid. It is what lenders and buyers want to see.

How it works and what to check

An A khata property is entered in the main municipal property register. Owners can get building plan approvals, trade licences and bank loans more easily, and resale is simpler.

With the move to e-khata, check the electronic record as well as any paper certificate, and confirm the khata number on the municipal portal.

Common questions

Is A khata required for a home loan?

Most lenders in Bengaluru prefer or require A khata. Ask your lender before you commit.

Does A khata prove ownership?

No. It is the tax and municipal record. Title comes from the registered deeds.
