What is Independent house?

Also called: Independent bungalow, Kothi, Individual house

A house on its own plot, owned along with the land, with no flats above or below. You control the building and pay for all its upkeep.

How it works and what to check

An independent house gives control over the land and future construction within the planning rules. The checks are those for a plot plus those for a building: title, layout approval, sanctioned plan, completion and property tax.

Common questions

Is an independent house better than a flat?

It offers land ownership and control, but more upkeep and often less security. It depends on your needs and budget.

Can I add floors to an independent house?

Only within the FAR and height the planning rules allow, with a revised sanction.
