How it works and what to check
The property card records the city survey (CTS) number, the holders, area, tenure and any charges, and is updated by mutation. Maharashtra issues it online alongside 7/12 extracts.
Karnataka has also issued property cards in some cities under an urban property records project. Check what the record in your city is called and who keeps it.
Common questions
Is the property card the same as the 7/12?
They serve the same purpose. The property card covers urban city survey land; the 7/12 covers land outside city survey limits.
Does a flat owner appear on the property card?
Usually the land is in the name of the society or builder; individual flat owners often do not appear.
