The built-up covered area of a building or flat at floor level, measured to the outside of the walls. In many agreements it means much the same as built-up area.
How it works and what to check
Engineers and municipal plans use plinth area for the area covered at floor level, including walls, excluding open courtyards. Valuers often use it to estimate construction cost, and some public housing boards and older agreements quote it to buyers.
Because definitions differ, read how the agreement defines it, and compare carpet area wherever possible.
