What is Built-up area?

Also called: Plinth area (in some agreements)

Carpet area plus the walls and the balcony. Usually 10–15% more than carpet.

How it works and what to check

Built-up area adds the thickness of the walls and the balcony to the carpet area. It is the area of the flat as a builder's drawing shows it from the outside of the walls.

It sits between carpet and super built-up area. Resale sellers and some banks' valuation reports still use it, so check which of the three a figure means before comparing prices.

Common questions

Is built-up area the same as plinth area?

Often, in practice. Both usually mean the area covered by the flat including its walls. Agreements differ, so read the definition in the document.

How much bigger is built-up than carpet area?

Commonly 10–15%, depending on wall thickness and balconies. There is no fixed figure.
