What is Super built-up area?

Also called: Super area, SBA

Built-up area plus your share of lifts, lobbies, staircases and the club. Usually 25–30% more than carpet, and the number most price quotes are based on.

How it works and what to check

Super built-up area is the built-up area plus a share of the common areas: lobbies, lifts, staircases, corridors and sometimes the clubhouse. The share is set by the builder, which is why two flats with the same carpet area can have very different super areas.

RERA requires the price of a registered project to be stated against carpet area, but quotes, brochures and resale listings still often use super built-up area. The ratio between the two is the loading.

Common questions

Why do builders quote super built-up area?

It is the larger number, so the price per square foot looks lower. Always convert the quote to carpet area before comparing projects.

Is super built-up area allowed under RERA?

A builder may mention it, but for a registered project the price must be stated against carpet area.
