What is Sub-registrar?

Also called: SRO, Sub-registrar office, Registrar office

The registration officer before whom sale deeds, gift deeds, leases and other documents are registered. Each sub-registrar office covers a defined area.

How it works and what to check

Under the Registration Act, 1908, documents that transfer immovable property must be presented at the sub-registrar office for the area where the property lies, usually within four months of signing. The parties appear with two witnesses; photographs and thumb impressions are taken.

The office also keeps the index of registered documents from which encumbrance certificates are issued. Many states now take online appointments and payments.

The one with jurisdiction over the property's location. Some states let you register at any office in the district.

How long do I have to register a document?

Generally four months from signing under the Registration Act, with limited extensions on a fine.
