What is Saleable area?

Also called: Super area, Sale area

The area a builder or seller charges for. Before RERA it usually meant super built-up area; for a registered project, the price must now be stated against carpet area.

How it works and what to check

Saleable area is a selling term rather than a legal measurement. It normally includes the carpet area, walls, balconies and a share of common areas.

If a brochure or listing quotes saleable area, ask for the carpet area too, and compare prices on carpet.

Is saleable area the same as super built-up area?

Usually, yes. Ask the seller to confirm what it includes.

Can a builder sell on saleable area under RERA?

For a registered project, the price must be stated against carpet area. Other figures may be mentioned alongside.
