What is 7/12 extract?

Also called: Satbara utara, Saat baara, 7/12 utara, VF 7/12

Satbara: Maharashtra's record of rights for land, combining Village Form 7 (holder, area, rights and loans) and Form 12 (crops). Gujarat also uses a 7/12 record.

How it works and what to check

Form 7 names the occupants, the survey or gat number, area, assessment, tenancy and any loans or charges noted against the land. Form 12 records crops and land use. Mutation entries (ferfar) explain how the record changed.

Maharashtra issues digitally signed 7/12 extracts online. For land within city survey limits, the property card takes the place of the 7/12.

Before buying, read the 7/12 for other names, bank charges in the 'other rights' column and pending mutation entries, and match the area with the deed.
