An extra amount per square foot that a builder charges for each floor above a certain level, on the basis that higher floors have better views and light.
How it works and what to check
Floor rise is usually a fixed rate per square foot per floor, starting from a floor the builder chooses. It can add a lot on high floors of a tall tower.
Ask for it in the cost sheet and the agreement, and compare the all-in price per square foot of carpet between floors.
Common questions
Is floor rise negotiable?
Often, especially in slower projects.
Do resale flats have floor rise?
Not as a separate charge; floor is priced into the asking price.
