FAR, also called FSI (floor space index): the total floor area that may be built on a plot divided by the plot area, as set by the planning rules. A FAR of 2 on a 100 square metre plot allows 200 square metres across all floors.
How it works and what to check
The planning authority sets the permitted FAR or FSI by zone, road width and plot size, and many cities let owners buy extra FSI by paying a premium or using TDR. Maharashtra and Gujarat commonly say FSI; Delhi and much of north India say FAR.
FAR controls how much can be built, while ground coverage and setbacks control where on the plot it can go.
