What is Grade A office?

Also called: Grade A commercial, Grade A building

A market label for high-quality office buildings, usually with large efficient floor plates, central air conditioning, power backup, good management and an institutional owner. There is no legal definition.

How it works and what to check

Property consultants grade offices to compare rents and vacancy across cities. Grade A buildings generally command higher rents and attract corporate tenants on long leases.

When an office is called Grade A, ask for the building's specifics: floor plate, efficiency, power backup, fire approvals, certifications and the CAM charges.

Is Grade A office a good investment?

It depends on the tenant, the lease and the price. Small investors usually reach it through pre-leased units or REITs.
