What is RWA?

Also called: Resident welfare association, Apartment owners' association, AOA

Resident welfare association: the body of residents or owners that runs the common areas of a colony or apartment complex, collects maintenance and deals with the builder and local bodies.

How it works and what to check

Depending on the state and project, it may be a registered society, a co-operative housing society or an association under the state apartment ownership law. RERA requires a builder to enable an association of allottees to form.

Before buying, ask about the RWA's dues, rules on renting, pets and renovations, and any pending disputes with the builder.

Common questions

Is RWA membership compulsory?

It depends on the state law and the association's form. In co-operative societies, owners become members.

Can an RWA stop me renting out my flat?

It can make reasonable rules and require information, but it generally cannot bar renting outright. Check the bye-laws.
