Builder floor vs apartment vs independent house: how they differ

An apartment in a gated society gives you a small undivided share of land plus shared amenities and a formal maintenance structure. A builder floor gives you one full floor of a low-rise, usually with fewer amenities and lower monthly outgo. An independent house gives you the plot and full control, at the highest price per square foot of land and with all upkeep on you.
What you actually own
In an apartment you own the unit and an undivided proportionate share in the land, with common areas held by the association. In a builder floor you own the floor and a defined share of the plot, which is why plot-share wording in the sale deed matters.
In an independent house the plot is yours, and so is every decision about redevelopment, extension and repair — subject to local building bye-laws.
Running cost and services
Societies charge monthly maintenance covering security, lifts, water, common lighting and a sinking fund. Builder floors often have no association at all, so residents share ad-hoc costs and there is no reserve for major repairs.
Independent houses have no shared bill but no shared safety net either: tanks, pumps, roof and boundary walls are all self-funded.

Loans and resale

Resale depth differs too: standardised apartment stock has more comparable sales, which makes pricing easier for both sides.

- Often not. Where there is no registered association, maintenance is arranged informally between owners, so agree in writing on lifts, water, security and parking before you buy.

- It depends on land share and location, not on the format alone. Land-heavy formats track land prices, while apartment prices track comparable sales in the same complex.
- Is parking included?
- Only if the agreement says so. Parking allotment should appear in the sale documents or the society allotment record, never as a verbal promise.
