What is stamp duty on property in India?
Stamp duty is a state tax paid on the registration of a property transfer. It is charged as a percentage of the higher of the agreement value or the government-notified circle / ready-reckoner rate, and is paid by the buyer before the sale deed is registered.
Is stamp duty lower for women buyers?
Several states — including Delhi, Haryana, Punjab, Rajasthan, Uttar Pradesh and Odisha — publish a concessional rate when the buyer is a woman or when a woman is a joint owner. The concession is typically 1–2 percentage points. Some states publish no concession at all.
Are stamp duty and registration charges different?
Yes. Stamp duty is the tax on the instrument; the registration charge is the fee for recording the deed with the sub-registrar. Registration is usually around 1% of value, and some states cap it at a fixed rupee amount.
Can stamp duty be included in a home loan?
Most lenders exclude stamp duty and registration from the sanctioned loan amount, so buyers should plan to fund it from their own contribution alongside the down payment.
Is stamp duty eligible for a tax deduction?
Stamp duty and registration charges paid on a residential purchase can be claimed under Section 80C in the financial year they are actually paid, within the overall 80C limit. Confirm current limits with a tax adviser.
