What RERA registration is
The Real Estate (Regulation and Development) Act, 2016 requires a promoter to register a project with the state regulatory authority before advertising or selling it, above the size thresholds the Act sets. Agents must register separately.
Registration means the project's plans, approvals, land title, timeline and promoter details are filed with the authority and published. It is a disclosure regime — it does not mean the state has endorsed the project or guaranteed the delivery date.
Where to check
Each state and union territory runs its own authority and its own public register, at its own web address. There is no single national database, so you must check on the portal of the state the project is in — Maharashtra's MahaRERA, Uttar Pradesh RERA, Karnataka RERA, Telangana, Tamil Nadu, Haryana (which runs separate Gurugram and Panchkula benches), Rajasthan, Gujarat, Madhya Pradesh, West Bengal and the rest each publish their own search page.
Search by the registration number printed in the advertisement, or by the project name and the promoter's name. A genuine number resolves to an entry with the same project name, the same promoter and the same location as the advertisement.
What to read in the entry
The registration validity date, and whether any extension has been granted. An expired registration on a project still being sold is a serious signal.
The declared completion date, and how it compares with what the sales team told you.
The approved plan, the land title document and the encumbrance details uploaded with the application.
The quarterly progress updates the promoter is required to file. A project that has filed nothing for several quarters is telling you something.
The complaints and orders section. Past orders against the promoter are published and are worth reading in full.
Agents and brokers
A real estate agent who facilitates a sale in a RERA-registered project must hold their own agent registration in that state. Ask for the number and check it on the same portal.
On this site, a listing shows who posted it and what they say about themselves. We do not describe anyone as verified, and a RERA number shown on a listing is the number the lister supplied — check it yourself on the state portal.
When there is no RERA number
Small projects below the state's area or unit threshold, resale homes, plotted sales by individuals and completed buildings do not require registration, so the absence of a number is not automatically a problem.
It does mean the disclosure safety net is absent, and the ordinary title, plan and occupancy diligence carries the whole weight instead.
Common questions
Is there one national RERA website?
No. Registration is administered by each state and union territory, and you have to search on the portal of the state where the project is located.
Does a RERA number mean the project is safe?
It means the project's documents and timeline are filed and public, and that the promoter is answerable to the authority. It is not an endorsement — read the entry, the progress filings and any complaints.
Do resale flats have a RERA number?
The project may, but an individual resale between two owners is not itself registered. For resale, the title chain and the occupancy certificate matter more.
