Official property value
Every state publishes an official value for property (often called the circle rate or guidance value), and stamp duty is charged on the higher of the agreed price and that value. Land records in Ladakh are kept by the state revenue department. Ask the department or the tehsil office for the record of rights for the survey number, and read it alongside the chain of sale deeds and an encumbrance certificate; an online record shows the revenue entry and possession, not ownership.
