Stamp duty defaults to the Maharashtra rate we record (Department of Registration and Stamps, Maharashtra (IGR Maharashtra)); registration charges vary, see stamp duty in Maharashtra. Duty is charged on the higher of the agreement value and the circle rate. Affordable housing GST applies up to ₹45 lakh and a carpet area of 60 sq m in metros or 90 sq m elsewhere.

Common questions

Is GST charged on a resale or ready flat?

No. GST applies to under-construction property sold before the completion certificate: 5% without input tax credit, or 1% for affordable housing.

Is TDS an extra cost for the buyer?

No. Where the price is ₹50 lakh or more, the buyer holds back 1% from the payment to the seller and deposits it with the tax department; it is part of the price.

On what value is stamp duty charged?

On the higher of the agreement value and the government's circle rate (guidance or ready reckoner value) for the property.
