Developer listing vs Broker listing

A developer listing is posted by the builder of a project, usually for new or unsold units. A broker listing is posted by an agent for an owner or a builder. Developers know their project best; brokers can show you more options. RERA requires agents selling in registered projects to be registered themselves.

Should I pay a broker if I buy directly from a developer?

Not unless you agreed to. Agree brokerage in writing before the agent shows you property.

Do agents need RERA registration?

Agents who sell in RERA-registered projects must register with the state RERA authority.

Are developer prices always lower?

Not always. Resale homes in the same project can be cheaper or dearer than the builder's current price.
