At possession handover
Use this on the day you take the keys of a new flat. Sign the possession letter only after the walk-through, with the snag list attached.
Papers before the visit
0 of 3- Occupancy certificateGet the number, date and a copy; the possession letter should quote it.
- Final statement of accountEvery charge itemised and matched to the agreement; no unexplained 'other charges'.
- Approved floor planTo compare the layout and measure the carpet area.
Walk-through
0 of 5- Walls, floors and ceilingsCracks, damp patches, hollow tiles; floors in wet areas should slope to the drain.
- Doors and windowsEvery one opens, locks and seals.
- ElectricalsTest every switch and socket with a charger; check the distribution board.
- PlumbingRun every tap and flush, and look under sinks after a few minutes.
- Carpet areaMeasure and compare with the agreement.
Before you sign

Common questions
How long do I have to take possession?
Under section 19(10) of the RERA Act, an allottee must take physical possession within two months of the occupancy certificate being issued.
What if defects appear after I move in?
Report them in writing. Section 14(3) of the RERA Act requires the promoter to fix structural and workmanship defects reported within five years of possession, without charge, within thirty days.
