What registration actually gives you

A registered project has filed its approvals, layout, timeline and promoter details with the regulator, and those filings are public. The Act also restricts the promoter from diverting buyer money to other projects and gives buyers a complaint forum with statutory timelines.

How to verify

Every state runs its own RERA portal. Search the registration number the developer quotes, then check that the project name, promoter, tower count and end date match the brochure and the agreement you are being asked to sign.

  • Confirm the registration is current, not lapsed or extended repeatedly
  • Read the quarterly progress updates the promoter has filed
  • Check litigation disclosed against the promoter or the land
  • Match the carpet area in the agreement against the marketing figure

Red flags

A registration number that cannot be found, pressure to pay before the agreement is registered, cash components, an end date already passed with no filed extension, or a promoter unwilling to share approvals in writing.
