What is a builder floor?

The low-rise format that dominates Delhi NCR plotted colonies, and what to check before buying one.

The format

A builder floor is one complete floor of a low-rise building standing on a single residential plot, sold as an independent home. A developer buys the plot outright or enters a collaboration with the plot owner, demolishes the old house, and builds as many floors as the local bye-laws allow.

Each floor is then sold separately. The buyer gets the whole floor — usually two to four bedrooms with its own entrance, and often a dedicated parking slot and a share of the terrace.

The format is most common in the plotted colonies of Delhi, Gurugram, Noida, Faridabad and Ghaziabad, and in similar plotted layouts in Chandigarh, Jaipur, Lucknow and Bengaluru.

What you get that a flat does not give you

More usable area for the money, because there is no loading for a clubhouse, lobby or corridor. The floor plate is yours.

Privacy — typically three or four families in the whole building rather than a few hundred — and no monthly society charge.

Freedom to alter the interior without an association's approval, subject only to the building bye-laws and the structure.

What you give up

Amenities and services. There is no lift maintenance contract, no security guard, no power backup and no sinking fund unless the owners organise and fund them privately.

Collective repair. When the common water tank, the pump, the staircase or the roof needs work, it takes agreement between the owners, and there is no constitution telling anyone what their share is.

Resale comparables. Because no two builder floors are identical, pricing relies on the land rate and the condition of the specific building.

The diligence that is specific to this format

Ask how the floor is titled. A properly sold builder floor has its own registered sale deed with a stated undivided share in the land. Floors sold only under a general power of attorney, or with no land share recorded, are a serious risk and are hard to finance or resell.

Check the approved plan and the number of floors sanctioned. Extra floors and extra coverage built beyond the sanction are common in plotted colonies, and the liability follows the building.

Confirm the completion or occupancy paperwork required in your city, the sanctioned electricity load, the water connection, and whether the lift — if there is one — is registered and inspected.

Ask what is written about the terrace and the stilt parking. These two are the most frequent source of disputes between builder-floor owners, and they should be named in the deed rather than agreed verbally.

Who it suits

Buyers who want space, a private entrance and low running costs, and who are prepared to do their own maintenance and their own title diligence.

It suits less well anyone who wants the services of a managed building, lift-served access on a high floor, or the easy resale comparison a large project gives.

Is a builder floor an independent house?

No. An independent house is the whole building on its own plot. A builder floor is one floor of that building, sold separately, with a share of the land rather than the whole of it.

Do builder floors have maintenance charges?

Usually not a formal monthly charge, because there is no society. Owners pay for their own repairs and split shared work such as the pump, the staircase and the roof between themselves.

Can I get a loan on a builder floor?

Yes, provided the floor has its own registered title with a stated land share, an approved plan matching what is built, and the completion paperwork your city requires.
