Is listing a property really free?
Yes. Posting a residential, commercial or plot listing is free and there is no brokerage charged to the seller or the buyer. Optional paid visibility upgrades do not affect whether your listing appears.
What documents do I need to sell a flat?
Typically the sale deed or allotment letter and chain of title, an encumbrance certificate, the latest property-tax receipt, society NOC and share certificate for apartments, occupancy certificate for completed buildings, and your PAN and Aadhaar for registration.
How is my asking price decided?
You set it. Each city page shows the median asking price and median price per sqft by locality from live listings, so you can position yours against comparable inventory rather than guessing.
Do I pay tax when I sell?
Capital gains apply on the difference between sale value and indexed cost, with different treatment for holdings under and over 24 months. The buyer must also deduct TDS on sale considerations above the statutory threshold. Confirm current rates with a chartered accountant before you close.
Can dealers and builders list here?
Yes. Dealers and builders get a public portfolio page listing their inventory, plus project and society pages for builders, and can respond to posted buyer requirements.
