How to read this

A gross yield compares one year of rent with the purchase price. It says nothing about returns on its own: maintenance and society charges, property tax, months of vacancy, and loan interest all sit outside it, and the asking price is usually not the price a deal closes at.

Buying tends to make sense the longer you stay, because the one-off costs — stamp duty, registration, and the interest weighted into early EMIs — are spread over more years. Work out the actual EMI against the rent you pay today before deciding, and budget stamp duty separately since it is charged on the higher of agreement value and circle rate.
