Retail & FMCG space in Gurgaon: what to check
Retail is bought on frontage and footfall, not on area alone. A narrow deep shop with 12 feet of frontage will underperform a shallower unit with 25 feet on the same high street. Judge the catchment on the actual footfall at your trading hours, the visibility of the signage line, and whether customers can stop and park. Mall units come with revenue-share or minimum-guarantee rent structures, fixed trading hours and a CAM charge; high-street units are usually a fixed monthly rent with a separate deposit. Confirm that the unit's sanctioned use is commercial retail, and that any signage you need is permitted by the society or mall management.
- Frontage width, signage rights and visibility from the road
- Sanctioned commercial use and shop-and-establishment registration eligibility
- Customer parking, and loading access for stock delivery
- Mall units: minimum guarantee vs revenue share, CAM charges, trading hours
- Power load adequate for lighting, cooling and any cold storage
