Outside such estates you must verify NA-industrial conversion and check whether your process category is permitted at that location at all. Beyond that, the practical constraints are sanctioned power load and transformer capacity, effluent handling for wet processes, crane or gantry provision, and truck access. Leases in industrial estates often have transfer rules, so confirm assignability before you invest in plant.
