Price it against the evidence
Start from the rate per square foot that comparable homes in your locality are actually asking, then adjust for floor, facing, age and condition.
An overpriced listing goes stale. Buyers watch how long a home has been open and use it against you.
Photographs do the selling
Shoot in daylight with the curtains open and the clutter gone. Wide shots of every room, plus the building entrance and the view.
Ten honest photographs beat thirty flattering ones. Nothing kills a visit faster than a home that looks nothing like its pictures.
Be ready with paperwork
Keep the title deed, approved plan, occupancy certificate, tax receipts and society no-dues letter scanned and ready.
A seller who answers document questions in a day closes weeks earlier than one who does not.
